Stamp Duty Land Tax (SDLT) is a tax paid when you purchase property or land over a certain price in England and Northern Ireland. Scotland and Wales have their own versions (LBTT and LTT respectively).
SDLT Rates 2025/26
The standard rates are: 0% up to £250,000, 5% on the next £675,000, 10% on the next £575,000, and 12% above £1.5M. First-time buyers pay 0% up to £425,000 on properties up to £625,000.
Additional Properties
If you’re buying a second home or buy-to-let property, an extra 3% surcharge is added to each band. This means a £300,000 second property would attract £11,500 in SDLT versus £2,500 for a home mover.
